FUNDING MODEL 

Company set a protocol for the benefit of the transaction (s) and it’s Client (s).

 

Company shall form an special purpose vehicle (the “SPV”) or nominate an entity, the funding or Lending entity (the “Lender”), to fund the opportunity that is originated (the “Target”), as per FPIG investment strategy;

Upon receipt of the initial submission form, Company shall review the application and if approved shall issue term sheet (the “Head of Terms”) to its Client or Borrower;

 

Once the Head of terms is executed by the Client or Borrower, Company shall start its process in order to package the transaction and provide a list of due diligence document to its Client or to the Borrower ;

 

Upon receipt of the information requested for due diligence from the Client or the Borrower, Company shall instructs its team of professionals, who shall then carry out the instruction to complete the due diligence process;

 

Once the Company have successfully complete its due diligence process on the project (the “Target”), Company shall instructs its Solicitors to issue formal facility Letter /Condition Offer for the term facility;

 

Upon the Formal offer /Conditional Offer is executed and that the pre-condition are being satisfied by the Client or Borrower, Company shall instruct its Solicitor to issue facility agreement;

 

Please note at such time only Company’s Solicitors shall able to confirm funding structure, proof of funding, and source of fund confirmation, and KYC on the Lending entity;

 

Upon execution of the Facility Agreement draw down shall take place as per the Terms of the Agreement;

FUNDING PROCESS 

1. Enquiry

i. Contact for high level discussion

ii. Face to face meeting

iii. Create file to compile support documentation

 

2. Credit Analysis

i. Initial review to confirm details request further info

ii. Desktop research developer, builder, values, costs, local market

iii. Modelling the feasibility, cash flow and funding table

iv. Preliminary credit paper submitted to Credit Committee

 

3. Approval

i. Credit Committee decision, Term Sheet issued

ii. Acceptance and payment of fees, Valuer and QS instructed, legal engaged to vet contracts

iii. Remodel with reports figures for Final Credit Report submission to Investment Committee Formal offer/Conditional Offer is issued.

iv. Credit Committee decision , Final Approval issued

v. Solicitors instructed upon receipt of acceptance, fees and satisfying conditions

 

4. Settlement

Documents received, in order with pre-settlement conditions met, settlement is booked

 

5. Ongoing management and Reporting

i. Monthly site meetings, with project manager and builder

ii. QS report at every drawdown quantifying cost expended, cost to complete and time to completion

iii. Monitoring and management of any contractual conditions or milestones iv. Ad Hoc unannounced site inspections

v. Monthly reporting to Credit Committee and Stakeholders

 

6. Pre-Completion

i. Investigation and reporting on pre-sales, defects and plan lodgement/title issuance

ii. Management of any issues found during investigations
